The problem
Water was coming through the floor slab from a bathroom at Villa Puteri into the unit directly below. It had been happening for years.
Anyone who has lived with an inter-floor leak in a condominium knows the position it puts you in. The neighbour downstairs is the one with the stained ceiling. The management office gets involved. And every quotation you receive starts with the same two assumptions — that the bathroom will have to be hacked up, and that the bill will run into several thousand ringgit.
The photographs from the ceiling void below show how long it had been going on. The ceiling suspension framework had rusted through in places, and the water heater casing was heavily corroded. That damage doesn't happen in a month.
What we checked before quoting
Our inspection starts the same way on every job, and it is free.
The first question is always whether this is actually a waterproofing problem. A pressurised supply pipe, a loose waste connection or a leaking common stack produces the same ceiling stain as a failed floor. Sealing the floor over a leaking pipe achieves nothing — the water is coming from somewhere the treatment never reaches.
On this job, no plumbing fault was found. The inspection identified a waterproofing failure — water passing through the bathroom floor.
That mattered, because it meant E-GEL Micro Injection was the right tool rather than a guess.
What we did
The full bathroom floor was treated with E-GEL Micro Injection. The existing tiles stayed in place — no hacking, no demolition, no replacing the floor.
The building manager was present during the work. In a strata building that is worth arranging where you can: it gives the management office a first-hand account rather than a second-hand argument.
The result
The owner was re-inspected two weeks after treatment. The slab in the unit below was dry.



What this job shows — and what it doesn't
This bathroom was suitable for E-GEL Micro Injection because the cause was seepage through the floor and the tiled surface was sound. That is not true of every leak.
A ruptured pressurised water pipe inside the wall or slab needs localised plumbing work. Structural cracking or slab movement needs structural repair. Tiles that are hollow, lifting or debonded cannot hold a seal. Leaks originating from a common stack shared with other units are a management matter as much as a repair.
We cannot tell you which of these you have from a photograph, and neither can anyone else. That is what the site inspection is for.
